The UK HPI shows house price changes for England, Scotland, Wales and Northern Ireland.

Average UK house prices increased by 3.5% in the 12 months to April 2023, down from 4.1% in March 2023.

The average UK house price was £286,000 in April 2023, which is £9,000 higher than 12 months ago, but £7,000 below the recent peak in September 2022.

Average house prices increased over the 12 months to £306,000 in England (3.7%), £213,000 in Wales (2.0%), £187,000 in Scotland (2.0%) and £172,000 in Northern Ireland (5.0%).

The North East saw the highest annual percentage change of all English regions in the 12 months to April 2023 (5.5%), while London saw the lowest (2.4%).

The April data shows:

on average, house prices have risen by 0.5% since March 2023
there has been an annual price rise of 3.5% which makes the average property in the UK valued at £286,489.

The average house price in Scotland increased by 2.0% over the 12 months to April 2023, down from an increase of 2.9% in the 12 months to March 2023. The average house price in Scotland was £187,000 in April 2023.

2.UK house prices
The latest house price data published on GOV.UK by HM Land Registry (HMLR) for April 2023 show that average house prices in the UK increased by 3.5% in the 12 months to April 2023. This was down from 4.1% in the 12 months to March 2023, and the recent peak in annual inflation of 14.2% in July 2022. The average UK house price was £286,000 in April 2023, which is £9,000 higher than 12 months ago, but £7,000 below the recent peak in September 2022.

These estimates are preliminary and are subject to revision. All statistics are non-seasonally adjusted estimates, unless explicitly stated otherwise.
