Landlords may be beginning to think it not worth a candle to rent out some properties any longer.
The Scottish Government has already indicated they will bring in transitional arrangements to prevent a huge surge in rent after 31 March 2024.
Landlords have seen their expenses such as loans and mortgages increase dramatically this year and some may have waited until the rent cap ends. They could apply for a higher increase if they can prove this but it is still capped.
In some place landlords have already sold up and in England there is growing shortage of privately rented accommodation.
Patrick Harvie the housing minister has reassured MSPs the Scottish Government would "bridge the gap" for tenants once the emergency legislation expires.
The rent cap has been a great help to tenants but some are finding it even harder to find a home. Will it get worse as there is little sign of any big house building programmes in Scotland that would fill the gap.
Rent Cap or no Rent Cap Scotland needs many more houses.
