Scottish house prices climb 4.6%

Scotland's housing market saw a 4.6% annual increase in average property prices, reaching £187,000 in January 2025, according to the latest House Price Index (HPI).

This comes just under the 4.9% rise experienced across the UK, where the average price reached £269,000.

Previously house prices in Scotland increased by 0.2% on a non-seasonally adjusted basis, whilst on a seasonally adjusted basIncreases were recorded in 28 out of 32 local authority areas, when comparing prices with the previous year. The largest increases were in Moray and Renfrewshire where the average prices increased by 9.7% to £201,000 and £157,000 respectively.

The largest decrease was recorded in City of Aberdeen, where the average price decreased by 2.3% to £141,000.is there was a decrease of 0.2%.
