Housing prices in Highland - 16 April 2025

How average house prices and rents are changing in Highland.

The average house price in Highland was £210,000 in February 2025 (provisional), up 2.7% from February 2024. This was lower than the rise in Scotland (5.7%) over the same period.

Highland is in the rental area of Highland and Islands.

Across Scotland, the average house price in February 2025 was £186,000, which was more than a year earlier (£176,000).

Across Great Britain, a home sold for an average of £271,000 in February 2025, which was up from the February 2024 average of £257,000.

In the year to February 2025, the average price for detached properties in Highland rose by 3.8%, while the average price for flats stayed around the same over the year.

Private rent prices rose to an average of £698 in March 2025, an annual increase of 4.9% from £665 in March 2024. This was lower than the rise in Scotland (5.7%) over the year.
The average price paid by first-time buyers was £171,000 in February 2025 (provisional). This was 2.4% higher than the average of £167,000 in February 2024 (revised).

Across Scotland, the average monthly rent was £1,001, up from £947 a year earlier.

Across Great Britain, the average rent price in March 2025 was £1,343, which was up from £1,247 in March 2024.

For homes bought with a mortgage, the average house price was £204,000 in February 2025 (provisional). This was 2.9% higher than the average of £198,000 in February 2024 (revised).

In comparison, home-movers in Highland paid an average of £253,000 in February 2025. This was higher than £246,000 a year earlier.

In February 2025, the average price was £233,000 in Scotland and £330,000 in Great Britain.

Scotland rents data are mainly for advertised new lets, which were not subject to Scotland's in-tenancy price increase cap and are not subject to temporary changes to the Rent Adjudication system.
