How average house prices and rents are changing in Highland.
The average house price in Highland was £212,000 in March 2025 (provisional), up 4.5% from March 2024. This was similar to the rise in Scotland over the same period.

Private rent prices rose to an average of £698 in April 2025, an annual increase of 4.7% from £667 in April 2024. This was lower than the rise in Scotland (5.1%) over the year.
The average price paid by first-time buyers was £172,000 in March 2025 (provisional). This was 4.3% higher than the average of £165,000 in March 2024 (revised).
For homes bought with a mortgage, the average house price was £206,000 in March 2025 (provisional). This was 4.9% higher than the average of £196,000 in March 2024 (revised).

Across Scotland, the average house price in March 2025 was £186,000, which was more than a year earlier (£178,000).
Across the UK, a home sold for an average of £271,000 in March 2025, which was up from the March 2024 average of £255,000.
In the year to March 2025, the average price for detached properties and semi-detached properties in Highland rose by 5.3%, while the average price for flats increased by 1.2%.
