The House Price Index for April 2025 reflects applications received up to the end of April 2025. Estimates for the most recent months are provisional and are likely to be updated as more data is included.

The latest HPI for Scotland shows the average price of a property in Scotland in April 2025 was £191,000, an increase of 5.8% when compared to April 2024.

Compared to the previous month, house prices in Scotland increased by 2.1% on a non-seasonally adjusted basis, whilst on a seasonally adjusted basis there was an increase of 0.8%.

The UK average house price was £265,000 which was an annual increase of 3.5% on April 2024. Compared with the previous month, UK house prices decreased by 2.7% on a non-seasonally adjusted basis and decreased by 2.8% on a seasonally adjusted basis.

The volume of residential sales in Scotland in February 2025 was 6,100. When compared with the first published figures for February 2024 this was an annual increase of 11.3%. Published transactions for recent months will increase as later registered transactions are incorporated into the index.

Commenting on the house price figures in Scotland, a Registers of Scotland spokesperson said:

"There was an increase of 5.8% (to £191,000) in the average house price for Scotland in the 12 months to April 2025. This compares to an increase of 3.5% (to £265,000) in average house prices for the UK as a whole."

Average prices for Local Authorities are based on a 3-month moving average to help remove some of the volatility in the series. Increases were recorded in 31 out of 32 local authority areas, when comparing prices with the previous year. The largest increase was in East Renfrewshire where the average price increased by 10.4% to £302,000. The largest decrease was recorded in Aberdeenshire, where the average price decreased by 2.7% to £198,000.

Orkney Islands, Na h-Eileanan Siar and Shetland Islands are not considered when highlighting which local authorities have experienced the highest/lowest increase, due to the very low numbers of sales transactions in these local authorities which can lead to volatility in the series.

In April 2025, the highest-priced area to purchase a property was East Renfrewshire, where the average price was £302,000. In contrast, the lowest-priced area to purchase a property was Inverclyde, where the average price was £108,000.

The average house price in Highland was £214,000 in April 2025 (provisional), up 5.7% from April 2024. This was similar to the rise in Scotland over the same period.

The average price paid by first-time buyers was £175,000 in April 2025 (provisional). This was 5.6% higher than the average of £165,000 in April 2024 (revised).

For homes bought with a mortgage, the average house price was £208,000 in April 2025 (provisional). This was 6.2% higher than the average of £196,000 in April 2024 (revised).

England
In England the April data shows, on average, house prices fell by 3.7% since March 2025. The annual price rise of 3% takes the average property value to £286,000.

London experienced the most significant monthly increase with a movement of 2.6%
The North East saw the biggest monthly price fall, with a reduction of -8.1%
