Housing prices in Highland - up 3.8% from June 2024

The average house price in Highland was £215,000 in June 2025 (provisional), up 3.8% from June 2024. This was lower than the rise in Scotland (5.9%) over the same period.

The average price paid by first-time buyers was £175,000 in June 2025 (provisional). This was 3.6% higher than the average of £169,000 in June 2024 (revised).

For homes bought with a mortgage, the average house price was £208,000 in June 2025 (provisional). This was 4.2% higher than the average of £200,000 in June 2024 (revised).

For each property type, average prices as of June 2025 in Highland were:

Detached properties: £328,000
Semi-detached properties: £207,000
Terraced properties: £167,000
Flats and maisonettes: £125,000
