The average house price in Highland was £213,000 in January 2026 (provisional), up 3.0% from January 2025. This was higher than the rise in Scotland (1.3%) over the same period.
The average price paid by first-time buyers was £174,000 in January 2026 (provisional). This was 3.8% higher than the average of £168,000 in January 2025 (revised).
For homes bought with a mortgage, the average house price was £206,000 in January 2026 (provisional). This was 3.3% higher than the average of £199,000 in January 2025 (revised).
Across Scotland, the average house price in January 2026 was £188,000, which was slightly more than a year earlier (£185,000).
Across the UK, a home sold for an average of £268,000 in January 2026, which was up slightly from the January 2025 average of £265,000.
In the year to January 2026, the average price for terraced properties in Highland rose by 4.7%, while the average price for detached properties increased by 1.9%.

Private rent prices rose to an average of £724 in February 2026, an annual increase of 4.1% from £695 in February 2025. This was higher than the rise in Scotland (2.4%) over the year.
